Getting the Grade Right on Slow-Draining Ground

Grading, topsoil and dirt work in Indianapolis is the part of a lawn job nobody sees and everybody notices later. A yard that holds water by the foundation, a lawn that dies in one low corner every spring, a new-build lot with six inches of clay where the topsoil should be: those are grading problems, and seed will not fix them. We do yard grading, fine grading, topsoil delivery and spreading, swale shaping and the related dirt work to get ground ready for hydroseeding, sod or landscaping.

Why grade matters more here

Central Indiana soils formed on glacial till. Soils like Miami, the state soil, have a silty surface over dense till where water moves slowly or very slowly, and somewhat poorly drained soils like Crosby can hold perched water just below the surface in winter and spring. Add a flat landscape, a city that varies only about 250 feet in elevation across 360 square miles, and roughly 42 inches of rain a year, and you get yards where water has nowhere to go unless someone gives it a path. A well-set grade carries runoff off the foundation and across the lawn to a swale, street or drain without leaving puddles. It also keeps runoff off your neighbor's lot, which matters on tight subdivision lots where one yard drains through another.

Rough grade and fine grade

Rough grading is the heavy cut-and-fill that sets the lot's overall shape: building up around a foundation, cutting down a high side, filling a depression, or forming a swale between lots. Fine grading is the finish work: removing rocks and debris, smoothing ruts from equipment, and getting the surface even enough that a mower rides it and seed lands on a smooth bed. Most new-build yards need fine grading at least. On a fresh lot that also means pulling out the buried brick, block, wrap and lumber scraps that end up under the topsoil. Older yards with drainage trouble usually need some rough grading first.

Topsoil

Construction often strips topsoil or buries it under subsoil from the basement dig. Grass seeded straight onto that clay will sprout, then thin out in its first dry summer because roots cannot get through. Bringing in screened topsoil and blending it into the top few inches gives new grass a real root zone. How much you need depends on what is there now. We check on the site visit and tell you whether a light topdressing or a full layer is warranted. We also ask where topsoil is coming from, because fill sold as topsoil sometimes carries rocks, debris or weed seed that shows up in the lawn the next spring.

Drainage dirt work

Sometimes regrading alone will not move the water. The same crew that grades your yard digs the trenches and does the excavating a drainage fix needs: shallow swales, French drain trenches, extending downspout lines underground to daylight, and catch basins in low spots that cannot be graded out. Before any trench we have underground utilities located. Where a drainage problem crosses property lines or ties into a public storm sewer, we will tell you what the city or county may need to sign off on.

Land grading for larger areas

On acreage, pasture conversions and commercial outlots, land grading is about smoothing and shaping large areas so they can be mowed and seeded. Former farm ground around the edges of the metro often has old furrows, terraces or field drains that affect the job. Once the disturbed area reaches an acre, or the parcel belongs to a bigger development, Indiana's Construction Stormwater General Permit and its erosion control plan apply, and we can install silt fence and seed the graded area as part of the same project. Smaller land grading jobs still benefit from a strip of silt fence along the downhill edge until the seed takes.

Soil you can check yourself

Push a screwdriver into the lawn after a rain. If it slides in a few inches, the soil is in decent shape. If it stops an inch down, the surface is compacted or you are on clay fill. Dig a small hole a spade deep: dark, crumbly soil on top means there is topsoil to work with, while yellowish-brown, sticky clay right at the surface usually means construction stripped it. Water that sits in that hole for a day or more after rain tells you drainage needs work before seed. We do the same checks on the site visit, and they decide how much grading and topsoil your estimate includes.

Ready for seed

We finish every grading job with the surface ready for whatever comes next. When the next step is hydroseeding, we can spray as soon as the grade is set, which keeps bare dirt from sitting through a thunderstorm. Get a free estimate

Grading, Topsoil & Dirt Work Questions

Why does my yard stay wet days after it rains?

On the slow-draining till soils around Indianapolis, water that cannot run off has to soak in, and it does that slowly. Low spots, flat areas with no outlet and compacted fill are the usual causes. Regrading to give the water a path is often the fix.

In Indianapolis, how much topsoil depth does new grass need?

It depends on what is there. A yard with some decent soil may only need a light layer, while bare clay subsoil benefits from a deeper layer blended in. We check on the site visit.

Can you fix standing water in my yard?

Usually, by regrading, adding a swale, or installing a drain where grading alone cannot move the water. We find the cause first.

Do you do excavation and trenching?

For drainage work, yes: swales, French drain trenches, buried downspout lines and catch basins. Larger excavation like basements is outside what we do.

Can you seed the same day you grade?

Often, yes. Spraying right after the finish grade is set protects the soil from the next storm.
